Pricing Your Listing Chart

More buyers purchase their properties at market value than above market value. If you price your property at market value, you are exposing it to a much greater percentage of prospective buyers and you are increasing your opportunity for sale.

Timing is extremely important in the real estate market. A property attracts the most activity from the real estate community and potential buyers when it is first listed. It has the greatest potential to sell when it is new on the market.

How We Market Your Listing

MARKETING METHODS

We like to market your listing on the most effective platforms where your listing will receive the most engagement and be visible to agents and potential buyers.

This is where your listing photos and video will come into play. Marketing real estate is most effective on the following websites and social media platforms:

  • Multiple Listing Service (MLS)
  • Home search websites
  • Instagram
  • Facebook
  • The Welter Group website

Instagram marketing has shifted primarily to Reels, where our team members are regularly active and engaging potential buyers to purchase your house. Marketing available properties to buyers is our number one priority.

Facebook is one of the best places to market houses for sale because of the many ways you can post. Between video, timeline posts, groups, and marketplace, your listing will be viewed by potential buyers on the hunt for new homes.

The MLS, a website specifically for licensed agents, is the number one way realtors search for homes for their buyer clients. Through the MLS, agents can perform more in-depth searches and verify property availability.
